Haven’t had a chance to get on the blog for a bit as Master wanted some boring old property stuff to go out. I thought you should see a photo of me with my pal Toffee. She and I like to play and generally she is very good with me. However sometimes she plays a bit rough bowling me over so then I just roll over and squeak. Occasionally I do that just when I think she might. The way I am growing I will soon be as big as her then perhaps I can bowl her over.
I am learning to sit and stay but find that jolly hard when my dinner bowl goes down. I don’t like to wait for that. Toffee and I have also learned to shake paws for our afternoon treat. If food is involved I am a quick learner.
I saw John Guthrie in the street last week when I was watching the torch procession. He didn’t come near me. I can’t think why when I am so cute.
It is not often that one of the small office suites in Office VIllage, Uckfield becomes available but we are pleased to say that we have been asked to market Suite A in Arun House in this popular, sought after locality. Office VIllage is behind the new Waitrose store and ideal for someone who needs to use the railway station on a regular basis which is close by. This modern suite, built at the start of the 1990s, presents a smart modern image for any new business and the space is arranged on 2 floors, some 690 sq ft in total. There is an attractive, brick paviored courtyard for parking and 3 spaces are reserved for this suite. This is an excellent opportunity with a new lease being available at £7,500 pa.
If you are looking for somewhere just to display cars for sale, Lawson Commercial have the ideal site at Sedlescombe in East Sussex. Situated right in the heart of the village with over 150 ft of road frontage, the site is some 5,500 sq ft available for open display. It is estimated between 30 and 40 cars can be arranged on the site. There is a small, single storey timber building providing an office and a kitchen. The site can either be bought freehold for £125,000 or alternatively rented for £12,500 pa.
Lawson Commercial have recently been instructed to let part of a large former farm building at Summersales Farm in London Road, Crowborough. This unit is some 4,000 sq ft and very usefully it has a yard of 2,300 sq ft. It is ideal for storage both inside and out and available on a new lease at a rent of £12,000 pa which is less than £3 per sq ft excluding the yard. So well worth considering for someone who wants some cheap storage which is easily accessible.
A large site of just under 9 acres with 97,000 sq ft of accommodation in 3 buildings plus a detached 3-bedroomed house formerly used as offices has been sold by Lawson Commercial on the Ivyhouse Lane Industrial Estate. The buildings were originally used by Ryecroft Foods, a subsidiary of Weetabix Ltd, for the manufacture of supermarket own label breakfast cereals. It was closed some 4 year ago. Since that time it has been in the market and has just been bought by local business Penn Elcom for a price close to asking figure of £1.75 million. This represents a significant investment in Hastings and the site is going to be redeveloped and modernised, partly for use by Penn Elcom and partly available for other businesses in the Hastings area. It presents an example of investment still taking place in these difficult economic times to provide business with more accommodation and jobs for the Hastings workforce.
Lawson Commercial have been instructed to sell a former Betfred betting shop in the main High Street of Wadhurst. The property comprises an attractive lockup shop of just under 400 sq ft with the right planning uses and is available to rent . Although the quoting rent is £9,500 pa there is a degree of flexibility in that figure and we would encourage offers. If you would rather own the building then the freehold can be purchased which would include quite a smart 2-bedroomed flat above the shop fully self-contained with its own entrance from the back and which is currently let at £625 pcm so providing a useful income of £7,500 pa. There is even a car space . The freehold can be bought for offers in the region of £250,000 subject to the flat shorthold tenancy.

Lawson Commercial have been instructed to sell a property right in then heart of Uckfield town centre, something which is really a bit different. Maltmead Cottage in Olives Yard was originally a 3-bedroomed cottage but was later used as offices and storage and has been empty for many years. It immediately adjoins Paws n Claws pet store in Olives Yard and sits in a site of approximately 0.15 acres. The building is in need of some serious refurbishment if its use as offices or residential is to continue but does also offer the possibility of interesting future development either of a residential or commercial nature presuming that planning permission can be granted. There are proper rights of access through Olives Yard to the High Street so access should not be a problem. Offers are being sought in the region of £250,000.
Note the aerial photo below was taken in 2004 and the unit shown occupied by Sussex Pools is now occupied by Paws n Claws pet store.
