Ooops I am in trouble this weekend. Stuck my snout were I shouldn’t and got stung on the chops. Cost Master £57 at the Vet on Saturday who I thought initially was a nice man but then he stuck a great big needle into me. Still he gave me 2 gravy bones afterwards.
This is me arriving home from my ordeal – with my half bulldog impression. Not much sympathy from Toffee, Bart and Barney and still less from Master and Misses when they discovered I had chewed a piece of posh furniture.
Head down for a bit I think!!
Thought I could sneak in a quick blog before the weekend while Master is out on an appointment. He has not been able to drive recently due to a shoulder operation so has been keeping more of an eye on me in the office. However he is back in the car now so , if I am quick, I can do it before he comes back.
As you can see I am growing very quickly and looking a bit more lurcher-like now. People say my tail is too long for the rest of me but I think it is just right. Toffee and I are practising reception duties as you can see from the photo of us with Bart and Gillian, our secretary. I am trying to remember not to jump up when people come in but I get so excited I forget sometimes. I do, however, take my duties seriously most of the time and, as you can see from the other photo, I keep an ear out for visitors even when having my afternoon nap.
Signing off now as I can hear Master’s car coming back.
To encourage an early sale £50,000 has been knocked off the asking price of a dental laboratory premises at 45 Turkey Road, Bexhill. It is now available at a price of £395,000 which equates to just over £42 per sq ft on a freehold basis. This makes it a very cheap deal as you would struggle to construct the building for that sort of money in today’s market.
The building is suitable for a wide variety of businesses being ideal for some form of medical or dental centre, doctors surgery or other similar sort of medical facility having good ground floor access, plenty of car parking and being situated in a densely populated residential area. For those in the laboratory research field it lends itself well having a variety of training rooms, administrative offices, storage and laboratory areas. All in all an opportunity not to be missed. Lawson Commercial have been instructed to market the old Pizza Zone premises which occupy an extremely prominent position on the corner of Uckfield High Street and Hempstead Road. Historically this was a butchers shop for may years and the original cold store and butchers office remain in the unit. However for the last 10 years or so it has traded as a takeaway pizza shop and has a takeaway planning consent. Not only that there is also the potential to acquire an extremely spacious 3-bedroomed maisonette above which is self-contained. The maisonette is currently let at a rent of £650 per calendar month providing an income of just under £8,000 per annum but there is scope to improve this bearing in mind the size of the accommodation. We have been instructed to seek a rent of £20,000 per annum for the entire building which means a rent of around £12,000 pa is apportioned to the ground floor which extends quite far back into Hempstead Road. For full details and to arrange to view give us a call.
Lawson Commercial have let the 1st floor office suite in the magnificent barn at Hodore Farm. This suite has 457 sq ft and was seen on one day and the tenant signed up the following day for one year making it one of the fastest deals we have done this year. It is not often that a landlord has his own agreement to hand which a tenant can sign promptly and part with their rent and deposit enabling them to have early occupation but it shows what can be achieved when there is willingness on both sides.
Lawson Commercial have just been instructed to sell 1 Coronation Buildings in High Street, Newhaven. This is a good investment property with a long lease on a shop of some 15 years having no break clauses plus two self-contained flats above both let. The building is in good order throughout and money has been spent on the roof in recent years. The overall annual income is £22,700. There is some development potential subject to planning with the ability to create two more flats above the yard at the rear so there is hope value. Offers are being sought in the region of £295,000 for the freehold interest subject to the existing tenancies and offers will be considered.
