Superb Corner Position – Uckfield

Following the sad demise of Caesars italian deli & coffee shop we have been asked to remarket 146 High Street which is a superb corner location, probably one of the best corner shops in the Town. The landlord is keen to find an occupier for these shop premises and is prepared to adopt a flexible attitude on terms to the right occupier. it would be ideal for as specialist retailer who can make full use of the excellent display windows.

Barley Mow, Punnetts Town Sold

Following an active marketing campaign enormous amounts of interest were generated in the former Barley Mow public house in Punnetts Town on the main road between Heathfield and Battle. Sadly the building had deteriorated over the winter with significant evidence of water penetration from the storms in the early part of the year.  However this did not deter determined buyers with over 25 viewings taking place.

We are pleased to report that we ended up with four strong, serious buyers and went to best offers despite the condition of the building. The successful purchasers paid £310,250 for the property and are a couple who intend to renovate the property and implement the planning permission to convert it into a large family residence.

Whilst it is always sad to see a commercial building going to residential use and the loss of such an amenity in a village such as Punnetts Town never the less the market has spoken and we wish the purchasers every success in their venture.

Lockup Shop To Let in Hailsham

The former sandwich & salad bar at 51 High Street in Hailsham is to be cleared of all remaining equipment including tables, chairs etc. and the marketing strategy is to change. It is felt that there are quite a lot of catering establishments already in Hailsham and this building might be better if it reverted to a lockup shop. The landlord is keen to find an occupier for any retail use at a new lower rent of £11,000 pa.

It offers good accommodation of some 500 sq ft of trading area together with a rear storage facility of 164 sq ft. Viewing is recommended.

Unexpectedly Reavailable – Bexhill

Former dental laboratory premises in Turkey Road, Bexhill are back in the market again. A buyer had been found some months ago and the sale had been progressing through the legal process. Unfortunately at the last minute the purchasers quite unexpectedly had a change in personal circumstances which meant they could not go forward with the acquisition.

The building is now completely empty and offers just under 10,000 sq ft of very useful storage, office and workshop space with a really good, large car park accessed via a private drive off Turkey Road. The whole property is available at a freehold price of £395,000. Offers will be considered for a quick sale.

Lawson Commercial Support Cancer Charity Fund Raiser

Lawson Commercial were delighted to be one of 22 local businesses that sponsored tables at the Crowborough Cancer UK Charity Lunch held recently at the East Sussex National Hotel. It was a first class function with over 300 attendees and we understand some £9,000 was raised for valuable and vital research work. Guests of Lawson Commercial included Uckfield Chamber President Fiona Monson from Armida and Rod Hughes of H & R Solicitors seen in Photo 1 with Chris Lawson as well as Robin Marten, local property developer and Angela Robinson from H & R Hughes Solicitors seen here in Photo 2 with Lawson Commercial’s Jeremy Fry.

Just Available – Uckfield High Street

In the last 6 months we have let four shops in Uckfield High Street plus one in Church Street. This shows the good, strong interest in shops in the Town. Following the relocation of Footcraft we now have available 170 High Street. It is in a busy part of the High Street being nearly opposite the library. It has an excellent window frontage of 20’6” and an overall floor area of 684 sq ft which includes a rear office and store. It is available on a 3 year lease at a rent of £13,500 pa. If you are interested do give us a call as we expect this to go quickly.

45 Turkey Road, Bexhill – Freehold Unexpectedly Reavailable

Located on the outskirts of Bexhill just north of Sideley and in a densely populated residential area 45 Turkey Road is a former dental laboratory/ training centre with storage. However it is suitable for a wide variety of uses including veterinary or doctors surgery, continued use for dental purposes, general offices or light manufacturing, although planning consent may be required for some of these uses. The property includes some 9,300 sq ft in 2 buildings with a large yard/car parking area. The whole property is now available for only £395,000 freehold. It is most unfortunate that a buyer about to exchange contracts had to withdraw because of a sudden genuine change in personal circumstances. With the commercial property market so improved in 2014 and with less freehold buildings now available this represents an excellent opportunity for a business looking for flexible business space combining storage, workshop and offices.

Like Beams In Your Office? – You Will Love This

We have just been asked to market on a short sub-lease a delightful building in Laughton, so close to the A22 and having easy access to Ringmer and Lewes. Stonecross Barn is a fantastic Sussex barn conversion which has been refurbished to a good standard retaining a wealth of beams throughout plus external timber cladding. The property is just over 2,000 sq ft on 3 floors and has 14 car spaces. It needs to be viewed to be fully appreciated. There is also the possibility of the freehold being available with vacant possession. So give it some thought.
