If you want to be on the main A22 but also like a rural environment we have got a really good warehouse which is part of the Holmes Hill Estate at Whitesmith, between East Hoathly and Golden Cross. The Holmes Hill Estate is right on the main A22 and the main front unit houses a business which specialises in the sale of quality oak & pine furniture.
Also on the site is the Happy Days cafe and Masterpiece pottery painting studio. The warehouse lies at the rear of the site but is easily accessed by large trucks and provides just over 3,000 sq ft of good, dry accommodation which is available at just £6 per sq ft pa.
The owners also have planning permission to construct two more terraces of units, totalling just under 10,000 sq ft, which could be let as two single blocks or as smaller individual units. If you are interested in easily accessible, rural workshops/warehouses then do contact us for more details.
Hope you like our new look website designed to improve your surfing experience with us both on a laptop and a mobile device.
Please let us know if you experience any problems with the site and bear with us while we sort out the inevitable initial teething difficulties.
If you are looking for a double fronted shop with first class storage we have premises just available in Church Walk Burgess Hill which could be just for you.
The shop is in a fantastic location being in the pedestrianised part of Burgess Hill’s main shopping centre and has an excellent window display with over 32 ft of window frontage. There is just under 900 sq ft of trading area plus some additional office & storage space giving in total just under 1,300 sq ft. There is rear access and car parking and it is all available at a very competitive rent of £15,000 pa.
Lawson Commercial have been instructed to market two interconnecting shops with potential flats over at the northern end of Uckfield High Street offering great flexibility.
Currently the entire property has office use but the various parts are available either together or separately. So for the enterprising entrepreneur the ground floor could be a mixture of showroom and retail sales together with administrative offices and workshops above. Alternatively it could be two separate lockup shops, each of around 500 sq ft and with a 2-bedroomed flat above.
The rent for the entire property as currently arranged would be £18,000 pa. Offers will be considered for separate parts. In many ways the permutations are somewhat confusing but there is a great opportunity here to have either a small lockup shop, a large lockup shop with ancillary offices above or the upper parts could be re-converted back to two flats which is what they used to be. The building has previously been used for estate agency and benefits from free lay-by car parking immediately to the front and further lay-by parking close by plus easy access to the Regency Close car parks. Give us a call for more information.
Lawson Commercial have let 2 car sales sites recently. One is in the heart of Seddlescombe village in East Sussex
and the other is at the Ninfield Garage in Ninfield.
These sites have been taken by different businesses, the Ninfield one being a new business start up and both are going to specialise in quality secondhand cars. These lettings reflect the overall good demand for cars in the UK currently with businesses having the confidence to take new premises and start up a new business specialising in motor vehicles.
We have been asked to sell a very substantial freehold property in St Leonards only yards away from the main A259.
The property includes a large 5,000 sq ft warehouse with a huge yard of approaching 0.5 acres which comes with 25 containers most of which are 20 ft. There are also some 40 ft containers. 15 of the containers are owned and 10 rented. These can be included if required.
The property offers a first class opportunity to set up a self-storage facility as the whole is within a secure compound. It is available for £550,000 freehold. An alternative might be some form of residential development either for mews houses or flats subject to any necessary consents.
Following the move of Bolton Buildings to Sheffield Park we have now let Unit 6 at Deanland Business Centre in Golden Cross. This 3,000 sq ft unit has been let to a specialist in classic Jaguars mainly for storage as they have outgrown their previous premises at Blackboys.
Unit 8 at Deanland has also been let, being another 3,00 sq ft unit which has been acquired by the Gun Hill Studios who are moving to these larger premises from Chiddingly. They are a commercial photographic/film studio who have one of the largest infinity coves in the South of England complete with a variable speed turntable and are thus able to offer a first class service suitable for many industries including car photography, video production, promos and a lot more. Their website is well worth a visit.
It just shows what a diverse range of businesses we have here in this part of Sussex.
Lawson Commercial were very please once again to have been one of the sponsors for the Uckfield Blues & Roots Festival which ran over last weekend, http://uckfieldbluesandroots.co.uk/.Chris and Julia managed to get to some of the events including the Thursday event at Holy Cross Church which makes a superb venue acoustic-wise.
They also made the Saturday concert at the Civic Centre which unfortunately is not so good from an acoustic point of view. The concert which included Red Butler and Ben Poole was very well attended with only standing room available at the back.
Chris was, however, particularly taken by Dave Migden and the Twisted Roots. At times it was almost jazz rather than blues! Must be getting old as at times it was a bit loud!!
There was a further concert at the Civic Centre on the Friday. The Sunday included concerts at The Highlands during both the afternoon and evening. A very enjoyable event and well done to the Two Grahams (Pope & Smith) for being the prime organisers plus their hard working Team.
It is not often that the opportunity arises to market a building which has planning consent for two houses but we just taken instructions on one in High Street Burwash. The old blacksmiths forge now has a consent for a couple of houses each with 2/3 bedrooms.
What is not immediately apparent is that, from the back of the building, are the most fantastic views towards the South Downs. This will make these properties readily saleable once constructed.
The building is available freehold with the benefit of this planning consent for £190,000. We are expecting strong interest in this property so, if you believe this could be for you, give us call.
