Following significant refurbishment, Lawson Commercial have let a large industrial building of just under 9,000 sq ft at Blackboys to a Eastbourne based packaging and cardboard box manufacturing company Tidmass Townsend.

Shortage of Industrial Units

At the start of 2016, there is a considerable shortage of available industrial units in most size categories from 1,200 sq ft up to 10,000 sq ft in East Sussex. During the course of 2015 we had a good, steady market with reasonable demand and during that time we let or sold some 75,000 sq ft in 21 separate transactions. The problem is that now that space has been occupied, there is nothing new coming onto the market to replace it. In some East Sussex towns there are no units around 1,200 sq ft available, these units being ideal for small and start up businesses. There is also a huge shortage in the 2,000 – 5,000 sq ft category with there being in some towns the choice of only one or two units. In some ways this is good news for landlords and sellers of freehold industrial units as a shortage in supply usually leads to a rise in prices. Thus we could see an increase in freehold and rental values.

We would be very interested to hear from any owner or occupier of industrial space who is looking to move as currently there is still strong demand for this type of unit. This is despite the new scheme coming on the market at Lower Dicker known as the Swallow Business Park where new units are being constructed but will not be ready for occupation until the end of 2016. There are also sites available to purchase with planning consent at the new Ashdown Business Park at Maresfield but again nothing ready to move in to in the immediate future. At Lawson Commercial we are looking forward to a busy 2016 and hopefully it will stop raining soon! 2015 was a good, steady year with plenty of transactions successfully completed. We need more properties to market in 2016 so would be pleased to hear from anybody who has commercial premises they wish to let or sell, be it shop, office, factory, warehouse, farm building etc. because we have waiting applicants. We are particularly short of small industrial units in the 1,000 – 2,000 sq ft category, offices in the 500 – 1,000 sq ft and all shops. As you may have seen in the Press we have two exciting new industrial estates to market currently. Building works for units at the Swallow Business Centre at Lower Dicker should start soon – though the ground may need to dry out a bit first!

The first plot of land at the Ashdown Business Park, Maresfield has been sold to John Lewis for a new distribution warehouse and there are other fully serviced plots available there with planning consent for sale. The Ashdown Business Park dedicated website will be updated shortly hopefully with new aerial shots once the weather improves. The landscaped ponds on site are, however, filling up nicely where Toffee and Cleo enjoy carrying out regular security patrols.
