Site 9.1, one of the smaller sites of around 0.4 acres with planning consent for just under 8,500 sq ft of manufacturing & office area, has been sold to a plumbing & heating engineering company from Edenbridge.
They intend to site their new headquarters here and hope to start construction very shortly. This is the fourth sale up at Ashdown Business Park and we have strong interest in other sites and are hoping to instruct lawyers shortly on further transactions. We have let Unit 1 at the Enlightened Business Park just east of Palehouse Common village and only a 1½ from the A22 Halland junction.
The unit is just over 5,400 sq ft and has been let to Allianz Boots. They particularly liked the shape of the building and its proximity to the A22 as they were looking for a sub distribution hub in this part of East Sussex.
We were very pleased to have attracted a covenant of this strength to this part of Sussex. Unit 2 is also let and the owner is now progressing with the development of Units 3 & 4, for which planning has already been obtained. Terms are already agreed with a company for a pre-let of Unit 3 on which construction is due to start shortly.
Just available is a spacious warehouse/workshop with a good sized mezzanine floor located on part of the Holmes Hill Estate at Whitesmith off the main A22.
There is a useful 3,000 sq ft at ground floor together with 1,630 sq ft of mezzanine storage plus some additional well fitted offices of just under 600 sq ft. Overall the unit totals some 5,227 sq ft.
The premises have been refurbished to a good standard including a brand new insulated roof and benefits from rewiring with new LED lights in the factory area. There is 3-phase power available. A new lease is on offer, length to be agreed, at a rent of £27,500 pa.
The Sussex Heritage Trust Annual Property Awards lunch was held last week at Pangdean Barn in Pyecombe. Over 200 guests attended the lunch, many being associated with entries for these prestigious awards and anxious to know if their entry had been awarded one of the Trust’s coveted plaques in one of the eight different categories. Projects are not judged against each other but based on a list of criteria to assess their contribution to the heritage of Sussex.
Our partner Chris Lawson is pictured here at the lunch with Nick Jones, Estates Manager of Glynde Estates who were successful in obtaining one of three plaques awarded in this category for Station Farm Barns in Glynde.
The judges commented that this was a superb conversion of former farm buildings to very high quality well specified offices in delightful landscaped grounds and wonderful views. Lawson Commercial have already let two of the suites with only one of around 880 sq ft remaining.
