Uckfield’s Weald on the Field event

Lawson Commercial partner Chris Lawson reports:
What a fantastic day last Saturday was as Uckfield celebrated Weald on the Field, a marvellous showcase of local produce plus live music, pop up bars and street food.

Well done to Uckfield town clerk Holly and the team from Uckfield Town Council for organising such a tremendous event. With my President of Uckfield Chamber of Commerce hat on I am pleased that the Chamber were able to contribute by sponsoring the stage.  I didn’t manage to see the whole programme but certainly the bands I saw were very good.

Local community radio Uckfield FM where also there providing live broadcast spots.

There was plenty for kids to enjoy and my grandson had a wonderful time on the bouncy castle and eating ice cream.

His joy in the latter was clearly shared by Chamber Secretary Ian Noble who, well known for his multi tasking skills, was spotted eating 2 ice creams at once! However it was a very hot afternoon.

Danny The Idiot was also a firm favourite with the children making all kinds of animals such as cats, unicorns, octopuses and even a red duck for my grandson.

Small Industrial Unit To Let in Uckfield

Lawson Commercial have just been instructed to market a small industrial unit which is coming available to let in Uckfield.

This unit is end-of-terrace and larger than others in this terrace having some 1,590 sq ft of ground floor gross internal area together with a very useful side annexe which can either be used for additional storage or as an office.

Within the main body of the unit is a mezzanine floor at the back which benefits from natural light from rear windows.

Overall just under 2,500 sq ft is on offer and there is useful hard standing and car parking outside. Being the end unit just a little more parking can be squeezed in up against the boundary fence. The unit is available on a new 10 year lease with a review after 5 years at a rent of £18,500 pa. Possession should be available in the Autumn.

Hot Dog Blog

Toffee and I are the Canine Team here at Lawson Commercial and, although I haven’t done a dog blog for a while, I thought I would make a comment about this very hot weather that we are having currently.

Toffee and I are very keen to get to the office at the minute as, both being part husky we have quite thick coats. Unlike you humans when it is really hot we can’t strip off.  Those coats stay on 24/7 – although Toffee is moulting chunks of brown fur everywhere at the minute. We also have to be careful when walking on surfaces like pavements as they get so hot they can burn our paws if we are not careful. No volunteers from the humans here to carry us.

I am very pleased to say, however, that here at Lawson Commercial we do have air conditioning installed in the office which makes our working life much more pleasurable and we know the best spots like under the a/c units.

We can chill out while hard at work at the office.

It’s a dog’s life!

Rarely Available – Freehold Business Premises in Uckfield

A former printers business premises in Framfield Road, Uckfield has just become available on a freehold basis which is something of a rarity these days.

The ground floor is a mixture of open plan storage and workshop areas together with a small amount of offices including a reception area being in total some 2,004 sq ft.

At the front of the building at 1st floor level are a further 392 sq ft of offices. The only parking is to the front of the building with room for 3/4 cars.

The property is well placed for access to the town centre being at the western end of Framfield Road. The building does require some refurbishment but offers an excellent opportunity to acquire useful business space on a freehold basis. There have been very few freehold commercial business premises available over the last year or so. Thus we are expecting strong interest here.

The property is for sale at £295,000.

Investment Sold in Heathfield

Lawson Commercial have sold the Bombay Spice takeaway investment at 43 High Street, Heathfield.

There was enormous interest in this property with over half a dozen offers made to purchase the freehold. The business was not affected, the sale being subject to the existing lease to Bombay Spice who are paying £12,000 pa in rent.

At the end of the day we went to best offers and achieved a significant increase on the original asking price of £150,000. There is a huge demand for investments at this sort of price level so we would welcome hearing from owners of similar properties who are contemplating selling as the market is extremely hot.

We are informed that these are high quality units of the most modern design. This is another interesting departure from conventional retail although we have had sunbed facilities in the High Street before. Thus you can now go to the gym, attend a yoga class, get a tan, have a coffee and do some shopping all in the High Street with our excellent local shops.

They are built to a high specification with the latest insulation standards and 15% roof lights. The eaves height is 17’6” and the ridge height is 23’6” which means there is potential to install mezzanine floors.
