Retail Unit Unexpectedly Re-available in Crowborough

Sadly the vet who had agreed terms to acquire Craven House in Crowborough was not successful in obtaining the necessary planning consent for change of use and thus this retail unit is now unexpectedly re-available.

With a total of some 3,000 sq ft  this property would be ideal for a retailer with an online distribution service. Uckfield Town Square Improvements

Simultaneously with the expansion of Hartfields in what is often known as Town Square in Uckfield the Landlord of the majority of this terrace, together with Uckfield Town Council, are carrying out some improvement works to smarten up the area in front of this parade of shops.

New paving slabs will be laid to replace the tarmac area so as to complement the pavements refurbished recently as part of the High Street works. The cobbled bank area is to be replaced, a new seat installed and the railings painted. The main contractors are local company C J Thorne and they hope to minimise disruption to traders and the public.

The shops will remain open so please continue to visit them during this period. All being well the work should be finished in early June and it should be a real improvement to this area situated right in the heart of the Town.

Industrial Unit Let on the Potts Marsh Estate in Pevensey

A refurbished industrial unit on the Potts Marsh Estate in Pevensey has just been let to Colin Post Motor Engineering.

This modern end-of-terrace unit had some 1,525 sq ft of ground floor area together with a mezzanine of 844 sq ft so just under 2,400 sq ft overall and was in first class order throughout.

It was pleasing to see yet another local small business expanding . The whole deal took place very quickly as the unit was only on the market for a couple of weeks before solicitors were instructed.

Hartfields Expands in Uckfield High Street

Lawson Commercial are delighted to confirm that the expansion of Hartfields in Uckfield High Street is now off and running. Completion has taken place of the letting to James Hartfield of 73 High Street, Uckfield the former Pepenbury/Autism Sussex charity shop

It was quite a complex series of negotiations. Thus we negotiated a surrender of James Hartfield’s lease on 71 High Street and of the Pepenbury lease of 73 High Street with the simultaneous grant of a new lease on 71 and 73 together to James Hartfield. He can now expand his very successful restaurant having obtained the necessary planning consent which took a while.

We understand work will start immediately on 73 High Street initially before breaking though into 71. The premises may close for a short period but James hopes to keep trading in some shape or form throughout if he can. He has some imaginative ideas in this regard. It is expected that the works will be complete towards the end of June/early July.

This is very good news for the Town to see a local business expand and we look forward to visiting the new venue when it opens fully after the refurbishment.

Freehold Workshop With Development Potential

Hot off the press Lawson Commercial have just been instructed to sell a freehold workshop with development potential right in the heart of Herstmonceux village on the main A271.

It has been used for some 50 years as an engineering workshop but the owners have now retired and the equipment has been removed. The property offers just under 1,400 sq ft on the ground floor with a further 557 sq ft at 1st floor.

It is rare to have a freehold available currently and to have workshop premises right in the heart of a busy thriving village such as Herstmonceux offers an excellent opportunity for a wide variety of uses. It could continue as an engineering workshop, be converted to retail premise to add to the village community or the building lends itself to conversion to residential use subject to planning consent being granted.

The property is being offered on a freehold basis with full vacant possession for £180,000.
