Unit Let In Newhaven For Glynde Estates

Acting for Glynde Estates Lawson Commercial have let one of the larger warehouse units on the Old Cement Works site at South Heighton, Newhaven.

The building which is is just under 3,500 sq ft including a small mezzanine has been let on one of Glynde Estates’  standard annual agreements. These have proved very popular with occupiers as they give good flexibility.

The company going into the unit have acquired it for some 18 month. They are from Brighton and specialise in office relocations and archive storage. They needed additional space whilst alterations are being carried out to their existing building in Brighton so this was an ideal arrangement for them.

Industrial Unit Let in Heathfield

Lawson Commercial have let Unit 3 on the Ghyll Road Industrial Estate in Heathfield to Larkin Steel who are major occupiers of the Ghyll Road Estate.

The ground floor warehouse area is just over 2,000 sq ft with some 1st floor offices giving just under 3,000 sq ft overall.

The unit benefits from 2 full height loading doors at the front. We are always pleased to assist a local company that want to expand and this was ideal for Larkin Steel being immediately next to their existing facility.

Car Sales Site Has Rent Reduction

The rent at the open car sales site at Ninfield has been reduced to £12,500 pa.

This 5,000 sq ft tarmacademed area is ideal for cars , vans, caravans etc and the rent has been reduced to encourage an early letting.

The site is part of the Ninfield Garage complex which includes Tyre Rack doing tyres and Monkey Puzzle MOT Centre. There are also workshops available to rent which could be ideal for car repairs.

Motor Repair Workshop Sold in Jarvis Brook

Lawson Commercial have sold the former CG Motor repair workshops in Hadlow Down Road, Jarvis Brook.

These 3 rather scruffy buildings immediately next to Owlsbury Coachworks had been rented out but the owner decided to sell them and they have been acquired by a local engineering company who intend to refurbish the buildings or possibly replace them all together to create a new headquarters with workshops for their business. The three buildings, two of which interconnect, offer some 1,200 sq ft  with useful concrete forecourt and parking.

The buildings have probably come to the end of their useful life and it is good to hear the buyer hopes to give this property a new lease of life by obtaining planning consent to replace them with brand new buildings to complement those already adjacent.

Drastic £75,000 Reduction

The part possession investment Parade Radio just off the High Street in Uckfield has been drastically reduced by £75,000 to encourage an early sale.

This is a fascinating property with considerable potential. It includes a vacant shop at the front of some 1,285 sq ft which could be ideal for conversion or office use. There are also self-contained 1st floor offices providing income.

In addition there is a 3-bedroomed cottage let under a registered tenancy. The total income from these two lettings is £10,800 per annum with potential to improve. Finally there are 2 detached garages which are also currently vacant useful for storage and with possible potential to convert.

So an interesting opportunity for an investor/developer or even an owner occupier who is looking for somewhere to establish a business. There is good flexibility and now priced for a quick deal.

20,000 sq ft Now Available on Bellbrook Business Park, Uckfield

Following  the relocation of well know local company Waremoss to their new headquarters building at Westminster House in Bolton Close Lawson Commercial have been instructed to market their old premises known as 6A & B Bolton Close which offer just under 20,000 sq ft of accommodation right on the Bellbrook Business Park in Uckfield.

This comprises two buildings on a site of just under an acre. The main warehouse, 6B, is just under 13,000 sq ft with an office extension of just over 2,000 sq ft. 6A is a former showroom with adjoining offices which were previously workshops and would reconvert to that use quite readily plus a temporary office pod of just under 5,000 sq ft in total.

It is quite unusual for substantial accommodation such as this to come onto the open market and already we are receiving strong interest. The buildings are available on a freehold basis with vacant possession throughout for £1.8 million. Alternatively they are available to rent for £135,000 per annum. The owners have indicated that they are prepared to consider letting the two buildings separately and if someone is looking for a warehouse of around 10,000 sq ft with ancillary offices 6B could well suit.

This is part gravelled and part concrete and provides very useful outside storage as well as being ideal for parking vehicles or containers depending upon an occupier’s requirements. Another Successful Crowborough Summer Fun Day

Lawson Commercial were delighted to support and sponsor yet another successful Crowborough Chamber of Commerce Summer Fun Day last Saturday 1st June which attracts thousands of visitors each year.

It is amazing that this fantastic event is organised each year basically by just 4 people particularly Jeremy and Claire Woolger, respectively the President and Secretary of Crowborough Chamber. Well done once again to them and to the volunteers who turned up to help on the day.

With the centre of the Town being closed for the day to traffic, there were some 48 stalls along the High Street and up Croft Road and The Broadway, mainly showcasing local businesses and organisations, plus a French market.

As well as a bouncy castle, Punch & Judy and face painting for the kids there was live entertainment throughout the day from a variety of singers and bands.

Collection buckets were placed around the area to raise money for Clued Up, an information shop for young people aged between 11 and 25 years. They provide advice and information on any subject, including; education, training and employment, sex and relationships, family problems, justice and equality, health, housing and welfare, money, sport, leisure and travel, mental health and depression, bullying, alcohol and drug awareness, as well as counselling and liaising with other agencies

A very enjoyable day and once again the weather was kind. Jeremy obviously has good connections!
