Probably Finest Units Available In Uckfield

Lawson Commercial have just been instructed to market some superb business units on the new Ashdown Business Park Estate at Maresfield., probably the finest available in the Uckfield area .

These fantastic units adjoin the new headquarters for the PGL Group. Units 3 & 4 in PGL House, on Site 10 of the Estate, are currently configured as one large unit of just over 4,500 sq ft, designed and constructed in excellent specification with an eaves height of 20’9” and 2 large roller shutter doors.

It is possible this could be divided into two units, each of just under 2,300 sq ft but a single occupier is preferred.

We are really delighted to have the instruction to market these exceptional premises situated in a wonderful environment overlooking a lake and woodland. This is a really prestigious site for a business and could be ideal as a headquarters, adjoining a variety of other headquarters-style buildings including those for Applications Engineering, Gunnebo and, shortly to be completed, Vega Controls. Also on the Estate is a John Lewis distribution centre and a new Premier Inn. There is even a handy Costa Coffee drive-thru.

We are confident that even in these difficult times there will be strong interest in this excellent opportunity which is unlikely to be repeated in this location in the immediate future.

Three Industrial Units Let Despite Lockdown

Despite the lockdown we are still doing deals on commercial buildings with 3 industrial units let recently. Unit 1 Riverside on the Bellbrook Business Park in Uckfield has just been let to a business from Chailey who are expanding. The unit comprises 1,070 sq ft on the ground floor with a small amount of office and storage at 1st floor giving an overall area of 1,703 sq ft. It was let at close to the asking rent of £12,000 pa with only a very short rent free period.

Unit 3 Riverside has also been let recently to a local business also expanding. That is a unit of 1,041 sq ft with no mezzanine floor and was let on asking terms again with a very short rent free period.

In addition 11 Knights Business Centre on the Squires Farm Industrial Estate  at Palehouse Common on the outskirts of Uckfield has been let to a new business specialising in food ingredients. It is already an online business with a very strong presence and now needs bricks and mortar premises to trade from. The unit is some 1,520 sq ft and was let at close to the asking rent of £12,500 pa.

Despite all the economic doom and gloom in the media currently there are plenty of entrepreneurs in the marketplace seeing new opportunities and possibilities and seeking premises. Our office is open and we are receiving enquiries on a daily basis and would be pleased to hear from anyone who has a commercial building that needs a new occupier. Maybe it is now too big or too small. We are practising Government recommended guidelines  and are happy to meet and talk following these protocols.

Small Industrial Unit Let In Crowborough

Lawson Commercial have let a small industrial unit in the Millbrook Business Park off Sybron Way, Crowborough.

Unit 7 had a ground floor area of just over 1,100 sq ft with some useful 1st floor offices/storage giving a total of 1,935 sq ft overall. The unit had been rewired and had the roof overhauled so presented as a good, smart unit.

It has been let to a local Crowborough business who was expanding and intends to use the property for storage and distribution. In these difficult trading conditions we are pleased than someone is planning for their future and committed to these premises allowing them to expand their existing business.

Despite the lockdown we have been receiving a number of enquiries on a daily basis, mostly for small industrial units of which there is a huge shortage throughout the East Sussex area. We would thus welcome anyone who has got a vacant small unit as we have waiting applicants.

Superb Prominent Building Now Let Crowborough

Sax House, one of the most prominent buildings in the Farningham Road Industrial Estate in Crowborough, has now been let.

The building was formerly used as offices and distribution centre for the UK Saxophone Company. They have moved their showroom facility to London but have retained an online distribution warehouse elsewhere in Jarvis Brook.

There was huge interest in this building of just over 5,600 sq ft from a variety of businesses all local. We received several proposals including one for the freehold but at the end of the day the building has been successfully let to local business FTI Ltd.

Just Available – Short Term Storage – Newhaven

Lawson Commercial have just been instructed to market a 4,000 sq ft warehouse including some mezzanine space and ideal for short term storage  at the Old Cement Works in South Heighton, Newhaven.

This is a good opportunity for a business with a requirement for short storage as the building can be rented on an annual basis although the Landlords would prefer to do a 3 year term. They also have their own agreement so it can be set up very quickly. Sign up, pay a months rent in advance plus a deposit and the keys can be yours.

So ideal in these difficult trading times with no need to wait for weeks while solicitors are involved. Another big benefit is that the Landlords will be responsible for external maintenance so with the tenant only having to maintain the internal surfaces of the building.  What is there not to like.? Available at £1,585 per calendar month with no VAT and possibly little or no business rates to pay.

The premises are currently empty and ready for immediate occupation. Call now to arrange a viewing.

Keep Positive & Carry On

Despite the impact Coronavirus is having on business and life generally the market does carry on and there is a need to remain positive.

It is important to remember that over 98% of people survive this virus. We are still receiving enquiries for commercial properties although admittedly the volume is well down. We are still using common sense to do viewings for people who are interested in taking new premises or putting their existing property on the market. There are some very good opportunities in the marketplace both on a rental and particularly a freehold basis which don’t often become available.

Don’t let the doom & gloom which is portrayed daily in the media drive us into despair. That is not the British way. We need to remain positive and optimistic in these difficult times. So wash your hands, have a cup of tea, then wash your hands again!

At Lawson Commercial we are available to discuss any property requirements and to help with appraisals for those contemplating marketing their existing premises or just to discuss options. Our professional team is ready to help with any lease renewals or rent reviews and are always pleased to speak to anyone needing a professional surveyor for help with their commercial property management.

The Landlord has his own licence so signing up can be done quickly. Available at a very competitive rent of £500 per calendar month and, if this is your only commercial premises, you will probably not have to pay any business rates.
