Keep Positive & Carry On

Despite the impact Coronavirus is having on business and life generally the market does carry on and there is a need to remain positive.

It is important to remember that over 98% of people survive this virus. We are still receiving enquiries for commercial properties although admittedly the volume is well down. We are still using common sense to do viewings for people who are interested in taking new premises or putting their existing property on the market. There are some very good opportunities in the marketplace both on a rental and particularly a freehold basis which don’t often become available.

Don’t let the doom & gloom which is portrayed daily in the media drive us into despair. That is not the British way. We need to remain positive and optimistic in these difficult times. So wash your hands, have a cup of tea, then wash your hands again!

At Lawson Commercial we are available to discuss any property requirements and to help with appraisals for those contemplating marketing their existing premises or just to discuss options. Our professional team is ready to help with any lease renewals or rent reviews and are always pleased to speak to anyone needing a professional surveyor for help with their commercial property management.

Superb Refurbished Offices – Nutley

Lawson Commercial have been instructed to market superb refurbished offices on the Pippingford Estate at Nutley.

These high quality conversions of former farm buildings in the heart of the Ashdown Forest have proved enormously popular.

The latest suite to become available is The Old Stables adjoining several other refurbished office buildings. It offers some 830 sq ft of expertly converted premises including oak beams and flooring, an air source heat pump for an underfloor heating system, dimmable LED lights and trunking for cabling.

The quality of these offices is always very high and the setting is fantastic with superb views across the countryside.

The location is well placed between Forest Row and Nutley on the A22 and benefits from plenty of car parking.

The Granary adjoining is available as an onsite facility for training meeting, seminars etc.

Last Remaining Units in Phase 2 at Swallow Enterprise Park

Lawson Commercial report that the lettings at the Swallow Enterprise Park have been going extremely well and now all the Units in Blocks J and N have been let.

This leaves some units in Block H. Two units, H2 and H3 have dividing wall up providing a gross internal area of 3,168 sq ft each.

These are smart, brand new units with roller shutter doors, 3-phase power and a cloakroom facility.

The remaining space in this block is some 16,000 sq ft with 5 roller shutter doors but currently with no internal dividing walls.. Thus it could make 2 individual units of around 3,170 sq ft each or can be adapted to suit an occupier’s requirements if more than 2 units are required.

These represent an excellent, flexible opportunity for businesses and are the only new units available in this part of Sussex suitable for manufacturing or warehousing.

Brand New Shop Available In Uckfield

A new spacious Sussex barn style ground floor lockup shop is now available between Sussex Beds and Magnet Kitchens in the Bell Walk shopping complex in Uckfield.

Unit 2 The Seed House offers just under 1,700 sq ft and is ideal for retail as well as a variety of other uses. It adjoins a free shoppers car park and provides an excellent opportunity with a new lease at a rent of £28,500 pa. The unit is in a basic configuration with suspended ceiling, plastered walls, kitchenette and cloakroom facility so ready for a tenant to fit out.

The Landlord is prepared to enter into discussions regarding incentives including a rent free period and the level of fit out required.
